Why Soil Temperature Matters More Than Rain Right Now

The recent rainfall across the Carolinas has been a welcome change after months of hot, dry conditions. While the moisture is certainly beneficial, rainfall alone isn't enough to reverse the stress many landscapes are experiencing.
Right now, soil temperature is playing a much bigger role in turf health than many people realize.
Across our markets, soil temperatures have ranged from the upper 80s along the coast to the mid-90s in parts of central North Carolina. In fact, some areas around Raleigh recently reached 95°F, with average soil temperatures running 2–5 degrees warmer than the five-year average. Combined with a rainfall deficit of nearly 10 inches since mid-March, these conditions have created significant stress for many turfgrass species.
Why Soil Temperature Is So Important
While air temperature often gets the most attention, turfgrass responds primarily to what's happening below the surface.
As soil temperatures rise, root growth slows, water uptake becomes less efficient, and grass shifts its energy from growth to survival. Even after a good rainfall, turf may not immediately recover if soil temperatures remain too high for healthy root activity.
Every landscape is unique, and factors such as sun exposure, pavement, surrounding buildings, irrigation coverage, and soil type create microclimates that can make soil temperatures vary significantly from one property—or even one area of a lawn—to another.
What We're Seeing Across Different Turf Types
Tall Fescue
Tall fescue is especially vulnerable during prolonged periods of extreme heat. Once soil temperatures climb above the upper 70s, root growth begins to shut down. By the time soils reach the low 90s, shoot growth has stopped, and prolonged exposure around 94°F can lead to root loss.
This is why many fescue lawns may still appear brown or dormant despite recent rainfall. Cooler soil temperatures—not just additional moisture—are needed before meaningful recovery can begin.
In areas where common bermuda has spread into weakened fescue, you may also notice patchy color and uneven growth. Bermuda thrives in these hot conditions and can gradually overtake thin fescue stands if left unmanaged. For properties striving to maintain a predominantly fescue lawn, fall renovation may be recommended to restore density and limit future bermuda encroachment.
Bermuda Grass
Warm-season grasses such as bermuda are much better adapted to summer heat and continue to perform well when soil temperatures are between 80°F and 90°F. In many cases, common bermuda has flourished throughout the drought.
However, even bermuda has its limits. Extremely high soil temperatures can eventually slow root development, particularly when heat is combined with prolonged dry conditions or irrigation restrictions.

Looking Ahead
Additional rainfall will continue to benefit our landscapes by replenishing soil moisture and reducing drought stress. However, lasting turf recovery depends on more than precipitation alone. As soil temperatures gradually cool in the coming weeks, both cool- and warm-season grasses will be better positioned for healthy root development and seasonal recovery.
